Maintenance Details
Owners maintain their individual home. Each Owner shall, at his sole cost and expense, repair his Dwelling Unit, keeping the same in condition comparable to the condition of such residence at the time of its initial construction, excepting only normal wear and tear. Except as otherwise provided herein, each Owner shall have the obligation to maintain in good condition and repair his, driveway, patio, walkways and steps, docks and dock lights, if any, located on and adjacent to his Lot. Any owner of a dock, dock lights, boat lift or steps, if any, not adjacent to his Lot is also responsible for maintenance of such. Each Owner shall also maintain in good and functional condition the surface water drainage facilities located on such Owner's Lot and each Lot shall be subject to an easement for the benefit of any adjoining Lot for the maintenance and preservation of any such water flow created by such facilities. No Owner shall obstruct, alter, or in any way modify, the established drainage pattern from or over any Lot.
The Lakelands Club is a maintenance-free community. All areas of, and facilities upon, the Common Areas, including but not limited to the detention areas, all open space, and all landscaping shall be maintained by the Association in such manner as to ensure the proper use and function of such areas and facilities as originally designed and/or constructed or as directed by the Army Corp. of Engineers where appropriate. The easement area of each Lot shall be continuously maintained by the Association except improvements for which a public authority or utility company is responsible.
Insurance

Trash Removal
Trash day is on Thursday for garbage, recycling and yard waste. Trash and recycling containers are available from Waste Management (Village of Plainfield). Trash and recycling should be at the curb by 6:00 a.m. on the day of trash pickup.
Waste Management Information:
Village garbage, recycling, and yard waste collection services are provided by Waste Management.
Waste Management provides each home with a 96 (or 64) gallon cart for refuse and a 96 (or 64) gallon cart for recycling. The carts have hinged lids to contain material and wheels for easy movement.
Yard waste is collected April-November. Yard waste must be properly packaged in kraft yard waste bags and/or a Waste Management yard waste cart. Sod, trees, stumps, dirt, stones, and landscape brick/pavers are not accepted as yard waste.
